A modern farmhouse in the city! This renovation was a test of patience, different rules apply in this area with flood plane issues, so this was a creative design in order to keep and increase the square footage, rather than berm the lot with a new (and smaller) build. A luxe design featuring a black kitchen, marble counters transitioning to the backsplash, herringbone hardwood floors, open concept master bed and bath.

Challenges: permit process , small lot in an area with large lots so proved to be a challenging build.

Success: Getting final approval, fitting in a pool, getting a 3rd level on the house to substitute for no basement allowed.
